What is BNCLT’s Semi-Permanent Loan Pilot?

BNCLT is currently seeking to replace a $3 Million short-term loan that allowed the organization to purchase five buildings (17 units), which are now community-controlled and permanently affordable rental units. 

We invite solidarity investors to make a 0-2% interest, 10-year term investment in BNCLT’s Semi-Permanent Loan Pilot – a needed alternative to existing high-debt lending options. In addition to stabilizing these 5 properties, this loan product aims to be a replicable model for other housing justice efforts seeking to secure permanently affordable housing. New Opportunity for Donor Advised Fund (DAF) Participants!

We are thrilled to announce a new opportunity for Donor Advised Fund participants: CapShift has added BNCLT’s Semi-Permanent Loan Pilot to its platform for DAF holders through recoverable grant programs held by specific DAFs, such as Vanguard Charitable and Fidelity. The way it works: an individual donor could request to participate in the recoverable grant program through their DAF for the BNCLT Semi Permanent Loan Pilot.  The grant would be directed to BNCLT for the specified period (10 years), following the terms we hold in our investment promissory note.  At the end of the 10-year term, the amount would be returned to the DAF in the donor's account. 

Steps for Setting Up a Recoverable Grant through your DAF:

  1. Find out if your DAF participates with CapShift, and if so, let them know you would be interested in making a recoverable grant through your DAF. They can find the BNCLT Semi Permanent Loan Pilot through the CapShift search engine. (DAFs at Vanguard Charitable and Fidelity should already provide the option to make a recoverable grant to BNCLT’s loan).

  2. If your DAF does not already participate with CapShift, let them know you would be interested in taking part in this recoverable grant opportunity through the DAF.
